Pre-drywall 3D scans, by the crew that framed the walls.

Before board goes up, we capture the open walls with a Matterport Pro2 3D camera. Studs, blocking, and every pipe and wire in the cavity stay on record, and you can measure them from a browser. We are on site the day the walls are ready to close, so the scan happens at the right moment.

Once the board is on, the only record of what is inside a wall is the drawings and someone's memory. A scan is a third record: what was actually built, where it actually is.

When to scan

Most of the value is in the first one. The other two use the same camera on the same visit, or on one of its own.

    The one moment everything inside the wall is visible. The scan keeps that view after the board goes up, so a stud, a valve, or a junction box can be found years later without cutting the wall open.

Measurements in the model
Point-to-point measuring inside the scan. Matterport gives the Pro2’s accuracy as within about 1%: right for locating and checking, not a substitute for a layout survey.
Tagged items
Blocking, valves, access panels, and anything else you will want to find later, marked in the model with a note.
Floor plans and files
Schematic floor plans, an E57 point cloud, or a Revit-ready BIM file for your designer, on request.

About 3D scanning.

Why scan before drywall?

It is the only time everything inside the wall is visible. The scan keeps that view, so studs, blocking, pipes, and wiring can be found later without opening the wall, and what was built can be checked against a dated record.

Can you scan a project you are not framing?

Yes. We also capture existing conditions before a renovation or a quote, anywhere in the Greater Toronto Area.

How accurate are the measurements?

Matterport gives the Pro2’s accuracy as within about 1%. That is right for locating and checking. Layout is still struck from the drawings, not from a scan.

Who can see the scan?

Only the people you send the link to. Client scans are not published without permission.

What does a scan cost?

It depends on the floor area and the files you need. Ask for it with your framing quote or on its own, and it is priced in writing like the rest of our work.
